Buyers Financing Requirements

The following documents are to be submitted depending on which financing window is convenient for you:

IN-HOUSE FINANCING

LOCALLY EMPLOYED

  • Certificate of Employment and Compensation
  • One (1) month payslip
  • Latest ITR of the buyer
  • TIN number (required)
  • Valid ID’s such as Company ID and government issued ID’s like SSS, GSIS, PRC, Passport, and Postal ID (not expired)
  • Proof of billing ( must be under the name of the buyer) or if not, need Cert.from the landlady that the buyer rented the place,photocopy of ID and contact number
  • Two (2) pcs. 2×2 picture (if single, buyer only) or (both spouses)
  • Birth Certificate ( if single)
  • Marriage Certificate (marriage)

SELF EMPLOYED

  • Business Name (not expired)
  • SEC.Registration
  • Mayor’s Permit
  • ITR (previous and current filed)
  • Financial Statement with Auditor’s Report

  • Latest ITR of the buyer validity one (1) year
  • TIN number (required)
  • Approved MSVS from Pag-IBIG (valid only for 6 months)
  • Valid ID’s such as Company ID and government issued ID’s like SSS, GSIS, PRC, Passport, and Postal ID (not expired)
  • Proof of billing ( must be under the name of the buyer) or if not, need Cert.from the landlady that the buyer rented the place,photocopy of ID and contact number
  • Two (2) pcs. 2×2 picture (if single, buyer only) or (both spouses)
  • Birth Certificate ( if single)
  • Marriage Certificate (marriage)
  • Employee Statement Accumulated Value (ESAV)
  • If with MPL/Salary loan, provide Subsidiary ledger that the loan is updated

  • Valid ID’s such as Company ID and government issued ID’s like SSS, GSIS, PRC, Passport, and Postal ID (not expired)
  • Proof of billing ( must be under the name of the buyer) or if not, need Cert.from the landlady that the buyer rented the place,photocopy of ID and contact number
  • Two (2) pcs. 2×2 picture (if single, buyer only) or (both spouses)
  • Birth Certificate ( if single)
  • Marriage Certificate (marriage)

  • Consularized SPA (if one of the person outside the country)

To be part of our Sales Team here’s a list of requirements that is needed for accreditation:

  • 2 pcs. 2×2 Colored ID photos
  • PRC issued Real Estate Broker’s License
  • Certificate of Registration from PRC
  • TIN ID

Steps to follow:

Reservation

  • How and where do I reserve a unit?

    A buyer can reserve a unit by paying the Reservation Deposit at our head office in Unit 2501 Tycoon Centre, Pearl Drive, Ortigas Center, Pasig City or at our site office in Paseo de San Roque Village, Brgy. San Roque, San Rafael, Bulacan.

  • What are the initial requirements?

    Valid IDs (Government Issued IDs such as SSS, GSIS, PRC, TIN, Driver’s License, Passport, Postal ID, Voter’s ID, or Company ID) and one month payslip for income evaluation.

  • Downpayment

  • How much is the downpayment?

    15% or 20% of the selling price of the unit depending on which project you chose to purchase.

  • If I pay the downpayment in cash, how long will it take before I can move-in at the unit (for Ready For Occupancy project)?

    A buyer can move-in as long as he/she has completed the documentary requirements and Post-Dated Checks for the loan amount balance and Real Property Tax (RPT).

  • How many months do I have to wait for the delivery of my unit after I completed the Downpayment?

    This will depend on the Downpayment plan availed. If it is a 12-month installment, a buyer will be sent a Notice of Completion (NOC) on the 13th month informing him/her that the unit has been completed.

  • Loan Balance

  • How much is the interest if in 5 years or 10 years?

    18% per annum for 5 years to pay and 21% per annum for 10 years to pay.

  • Can I change my chosen financing?

    Yes, you can. A transfer fee will be charged and submitted documents must be updated too.

  • Ownership of an OFW

  • If I’m an OFW without a checking account, as is the case with a lot of OFWs, will the company assist us in opening an account for the monthly payment of our purchase?

    Yes, through your attorney-in-fact, we will provide you with a bank referral.
